The jury of the Kotzebue Park real estate development project gathered at the beginning of January. It consisted of representatives of the Tallinn City Government, the Union of Estonian Architects, the developer and representatives of the community, who chose the work of Arhitektuuribüroo Peil OÜ as the winner of the competition. The highlights of the winning work included a pleasant and homely appearance of the houses, an attractive outdoor space with a glass community house, and a good combination of public and semi-public areas.
Architect Ülo Peil's work was based on the goal of creating a pleasant and urban living environment in the heart of Kalamaja, in the quarter between Kotzebue and Valgevase streets. “The Kalamaja quarter unites the neighbourhood into a single whole, provides logical pedestrian paths and conditions for a central square space, and creates a car-free area that is seamlessly connected to Vana-Kalamaja street, Kalma public garden and neighbouring properties. The key structure is a 3-floor Kalamaja-type house, the fourth floor of which differs from the rest – back steps, roof terraces, different exterior finishing materials. The layout of the housing group includes a central public park square which is crossed by a pedestrian street from north to south,” explains Peil.
According to Marko Bäärs, representative of Perton Ehitus, the developer of Kotzebue Park, all the submitted works were interesting in their own way. “For us, what makes this project special is the solution that provides for placing the parking spaces completely underground, so that the entire above-ground part remains for the residents to move around on foot and by bicycle. In addition to representative architecture and modern amenities, we pay attention to energy efficiency and well-thought-out interior plans of the apartments. It is also noteworthy that each apartment will have its own balcony or terrace. This is the last truly large-scale Kalamaja real estate development project – we take the challenge very seriously and we will make homes that respect the area,” confirms Bäärs.
Kotzebue Park is located in the inner quarter, on the side of Kalamaja that faces the Old Town. Six apartment buildings with a total of 78 apartments are planned there. The property borders properties of the Gustav Adolf Grammar School, Kalma public garden and Valgevase 9b. The pearl of the Kotzebue Park development project are six penthouse-type apartments on the roof floor of each building.
